Problem with DVDR-XPDVD file

Hey all. First post. Anyway, would like to know what the problem is with DTS.NTSC.DVDR-XPDVD file. It won’t play in RealPlayer, Window’s Media Player, or Quicktime. Is there a codec that I need to download to play it? Heard of a few answers, but others post and say that those don’t work? ANY help would be appreciated. Thanks!
